Success at The Elms

In February 2018, we took on a project aiming to transform two detached buildings in the heart of St Helens. The project focused on converting these structures into modern living spaces while preserving their rich history and character.

The structures were previously home to The Elms Child & Adolescent Mental Health Clinic (CAMHS), who are a team of professionals offering specialized help and support for young people and their families. The adjacent single-story building served as office space for the clinic.

The transformation created six flats with 26 ensuite rooms, providing contemporary living spaces while paying homage to the building's historical significance by retaining the high ceilings and other decorative details.

We aimed not only to meet the current demand for housing but also to contribute to the preservation of the community's external architectural heritage.

The restoration work shown in the photographs showcase the attention to detail in maintaining the stone and brick elements that defined the buildings in the earlier days.

Not only has it enhanced the aesthetic appeal of the converted space, but also served as a commitment statement to developing schemes that blend the old with the new, as seen in our Dockside Lodge renovation.

Following the completion of the conversion, a management agent was appointed to oversee operations. However, in 2021, the building underwent a change of ownership, being sold for an impressive £1.2 million to a registered provider committed to retaining and managing the property. Since the sale, the property's value has rocketed with an increase of £200,000.

This success not only highlights the effectiveness of our conversion strategy but also underscores the efficiency in sourcing the property in the correct area.

By repurposing two important buildings, we not only addressed the housing needs of the community but also contributed to the preservation of another architectural pillar in St Helens. More photos
