Position Overview: We are currently seeking experienced Spray Painters proficient in surface preparation and high-quality paint application using brush, roller, and spray techniques to join us for an exciting project involving a residential block of 30 flats in Chorley. The successful candidates will be responsible for spray painting apartments, specifically corridors and staircases, ensuring a smooth, even, and durable finish across all surfaces. This work is critical to the overall aesthetics and quality of the project, and we are looking for candidates who can start ASAP. We are currently seeking experienced Spray Painters proficient in surface preparation and high-quality paint application using brush, roller, and spray techniques to join us for an exciting project involving a residential block of 30 flats in Chorley. The successful candidates will be responsible for ensuring a smooth, even, and durable finish across all surfaces, contributing to the overall aesthetics and quality of the project. This role requires precision, efficiency, and a strong understanding of various painting techniques to ensure a professional and long-lasting result. Key Duties and Responsibilities: - Prepare surfaces by sanding, filling cracks and holes, and applying primer or undercoats as needed. - Use brushes, rollers, and spray equipment to apply paint to walls, ceilings, trims, and other architectural features. - Ensure paint is applied evenly, maintaining consistency and achieving a high-quality finish. - Protect surrounding areas from paint splatter and damage using masking tape, drop cloths, and other protective materials. - Work efficiently to meet project deadlines while maintaining attention to detail and workmanship. - Follow all health and safety guidelines to maintain a safe working environment. - Collaborate with project managers, contractors, and other tradespeople to coordinate tasks and ensure a seamless workflow. Skills, Experience, and Qualifications: - Proven experience as a professional spray painter, with a track record of successfully completing residential and/or commercial projects. - Expertise in surface preparation, including sanding, filling, and priming. - Proficiency in brush, roller, and spray-painting techniques. - Strong knowledge of different paint types, application methods, and proper mixing techniques. - High attention to detail with a commitment to delivering flawless workmanship. - Ability to work efficiently and independently while maintaining high standards. - Valid CSCS card is desirable. - Own tools and equipment required for the job. - Reliable transportation and a valid driver's license (preferred). Compensation and Benefits Payment Options: - Quoted price work for the entire project. - Alternatively, an hourly rate depending on your preference. - Hours: 40 hours per week, Monday to Friday. Property Manager / Lettings Manager

From £30,000 a year - Full-time DBR BUILDERS (NW) LTD Bolton BL7 Full job description Job Title: Property Manager / Lettings Manager Location: Egerton, Bolton, Greater Manchester, BL7 Job Type: Full-Time (40 hours per week) Start Date: February 2026 Salary: Starting at £30,000 per annum (depending on experience) About Us: DBR Lettings Ltd is a growing property lettings and management company, specializing in high-quality residential properties across the North West. We also manage a varied portfolio, including apartment blocks, converted developments, and commercial units. Our reputation is built on delivering exceptional craftsmanship and outstanding service within the property development and management sector. We are now seeking a driven Property Manager / Lettings Manager to join our team. This role will focus primarily on lettings (approximately 60%) with property management responsibilities (approximately 40%) once tenants move in. Position Overview The successful candidate will take ownership of the full lettings process; from advertising properties and conducting viewings to onboarding tenants and then continue to oversee management of the property after move-in, ensuring tenant satisfaction and smooth operations. You will be responsible for overseeing the smooth operation of our property portfolio while also driving lettings activity, ensuring compliance, and maintaining excellent tenant and client relationships. Key Duties and Responsibilities: Lettings Management (60%) - Advertise and promote available properties across multiple platforms. - Handle enquiries from prospective tenants in a timely and professional manner. - Arrange and conduct property viewings, showcasing a variety of apartments, and developments. - Manage the tenant application process, including referencing and affordability checks. - Prepare tenancy agreements and onboarding documents for new tenants. - Ensure smooth communication with prospective and new tenants at every stage of the lettings journey. Property Management (40%) - Take over management of properties once tenants move in, ensuring compliance and smooth running of tenancy. - Record and follow up on maintenance issues reported by tenants, liaising with contractors and maintenance staff to ensure timely resolution. - Conduct periodic inspections of properties and document findings. - Maintain accurate records of tenant communications, property issues, and resolutions using Alto software or similar - Build long-term tenant relationships to ensure satisfaction and retention Requirements: - Proven experience in lettings management and/or property management (with stronger experience in lettings preferred). - Strong knowledge of UK housing legislation, compliance, and lettings procedures. - Strong organizational skills and ability to manage multiple priorities. - Proficiency with Alto or similar property management software is essential. - Proficiency with Goodlord or similar tenancy management software is essential - Strong interpersonal, communication, and negotiation skills, with a customer-focused approach. - Ability to manage multiple tasks and priorities with attention to detail. - Full UK driving licence and access to a vehicle. - Applicants must live within 40 minutes’ drive of Egerton, Bolton, BL7.
